We don't publish m2 rates because timber frame erection costs vary significantly depending on the complexity of your design, the kit manufacturer, site access, and the storey height. What we do instead is price every job accurately — so the number you get from us is the number you pay.
We erect your timber frame kit panels to plate level and complete the roof structure. This is the core erection package — ideal if you have your own joinery team following on, or if you're managing individual trades yourself.
Everything in Package 01, plus we take the build to full weathertight stage — roof covering, windows and external doors installed, airtightness membrane taped and complete. Your follow-on trades can start work immediately after handover.
Our most comprehensive package. Everything in Package 02, plus all internal first fix — plasterboard, insulation installed inside the frame, structural joinery and all first fix carpentry complete. Handed over ready for your mechanical and electrical trades.
Many companies quote a rough per m2 rate and then add variations once they're on site. We don't. We review your drawings, assess the complexity of the build, factor in your site and location, and give you an accurate fixed price before any work starts.

A simple rectangular two-storey kit erects faster than a complex design with hips, dormers, multiple gables or large spans. The more complex the geometry, the more time it takes to erect accurately.
The overall floor area and the number of storeys directly affects programme length, scaffold requirements and the amount of labour required on site.
Different manufacturers produce kits to different specifications and with different panel sizes and systems. We've worked with Scotframe and Norframe kits and are experienced with a range of open and closed panel systems.
Remote sites, restricted access, or locations requiring additional crane time add to cost. We factor in your specific site conditions when pricing rather than applying a blanket rate.

We work to agreed programmes. If your timeline requires specific start dates or accelerated programmes, we factor this in when quoting so there are no surprises.
Because a per m2 rate is almost always inaccurate. Two houses with the same floor area can be completely different in terms of erection complexity, storey height and site conditions. We price from your actual drawings so the number we give you is the number you pay — no variations, no surprises.
Once we have your architect's drawings we typically turn quotes around within a few days. The more detail you can give us about your project — kit manufacturer, location, timeline — the faster we can price it accurately.
Our prices are fixed based on the agreed specification and drawings. The only time a price changes is if you change the scope — for example, adding additional works or changing the specification after we've quoted. We never add variations for things that were foreseeable when we priced.
Your architect's drawings and the name of your kit manufacturer are the main things we need. If you've had a site survey done, that's also useful. We can review your drawings and come back with an accurate price for whichever package suits your project.
